Scope 2 Estimate Terms & Conditions
Effective 2026-10-04
These Terms & Conditions govern the preliminary estimating service offered by Scope 2 Estimate LLC (S2E) through your Home Owner account. They supplement our Terms of Service and Privacy Policy. For an estimate purchase, these service-specific terms control any conflicting description of the estimating service. Creating, saving, and editing projects is free. Paid estimating is coming soon; checkout is not currently available and no estimating fee is collected through this website.
1 What you are purchasing
The estimating fee pays S2E to prepare a preliminary estimate for the project scope identified in your order. It is a service fee, separate from the cost of construction, and is not a construction deposit or payment to a contractor. The order will identify the project, scope, deliverables, estimating fee, selected additions, applicable taxes or other charges, and agreed delivery timing before you authorize payment. No work begins or paid order is accepted until payment is confirmed and S2E accepts the scope. If S2E cannot accept the order, any collected fee will be refunded.
The standard service includes a written project scope, itemized anticipated labor and material costs, relevant allowances, inclusions, exclusions, assumptions and contingency, a downloadable report, and one revision within the original agreed scope. Additional options are included only if selected and shown in the order. A revision corrects or clarifies the same project scope; a new project, substantial scope change or additional design option may require a separately approved fee. We will not charge additional fees without your approval.
2 S2E is an estimating service, not your contractor
Under this agreement S2E prepares preliminary estimating information. S2E is not engaged as your general contractor, construction manager, architect, engineer, inspector or permit authority. S2E does not perform, contract for, supervise, direct or warrant construction work under this service. Buying an estimate does not create a construction contract or authorize S2E to hire a trade partner on your behalf. Any construction services require a separate agreement with the contractor you choose.
3 Preliminary pricing is not a bid or guarantee
The report is a planning estimate based on the information available, stated assumptions, location, quantities, selections and pricing information at the time it is prepared. It is not a fixed-price offer, binding contractor bid, guaranteed maximum price, engineering opinion, code approval or assurance of project feasibility. Actual costs may differ because of contractor pricing, availability, labor rates, material changes, taxes, delivery, permits, site conditions, concealed damage, design requirements, measurements and changes in scope.
Neither an S2E trade partner nor your own contractor or trade partner is required or promised to perform the work for the preliminary amount S2E provides. They may quote a higher or lower amount, require different terms, or decline the project. S2E does not guarantee that a trade partner will be available, assigned, submit a bid or accept your project. A request for S2E trade partner review does not change these limitations. You must obtain and approve the contractor's written proposal and separate construction agreement before work begins. Unknown conditions and undetermined items may increase actual construction costs. Those costs are separate from S2E's estimating fee. The contractor must describe the additional work and obtain your approval of a change order under your construction agreement before performing that additional work. S2E does not authorize construction change orders on your behalf.
4 Project information and review
Provide accurate addresses, dimensions, selections, photographs, known conditions and other requested project information, and confirm that you are authorized to provide it. Up to ten project photos may be supplied through the current portal. Photos and remote information may not reveal concealed conditions, safety hazards or measurement errors. S2E may ask for clarification, plans, measurements or a site assessment; professional inspections and site visits are excluded unless expressly included in your order.
S2E may use software, AI-assisted tools and human review to organize information and develop preliminary scope and costs. These tools may miss conditions or produce errors. Review the report and promptly notify us of inaccuracies. Before construction, your selected qualified professionals must verify quantities, conditions, code and permit requirements, utilities, design and structural suitability. An estimate must not be used as construction drawings or instructions for unsafe work.
5 Fees, scope changes and payment
The fee displayed is for preparing the estimate, not for building the project. Estimating fees are based on project type, project size and selected estimating services, with a breakdown shown before acceptance. Each project type has its own starting estimating fee and displayed size allowance. The current starting fee, included size or quantity, size adjustments and selected scope or service additions are itemized on your review page before acceptance. S2E may update its fee schedule for future orders; the service fee and terms you approve for an accepted paid order are not changed retroactively. Saving a project does not approve or purchase an estimate. Structural work and undetermined conditions do not by themselves add an estimating fee; they are identified in the report as assumptions, allowances, exclusions or items requiring verification. You must approve the final scope, total service fee and these terms before any charge. Changes to the project before payment may change the fee. No recurring subscription is included unless a separate agreement expressly provides one.
When payments become available, S2E will identify its payment provider and the final payable total before authorization. S2E will record the project and scope version, fee, service terms version, your affirmative acceptance and successful payment confirmation. S2E will not store full payment card details in your project. Until checkout is enabled, reviewing these terms does not place an order, collect payment or start estimating work.
6 Delivery and revisions
S2E will state the delivery timeframe before accepting a paid order. Timing begins after confirmed payment, scope acceptance and receipt of necessary information. If information is missing, we will explain what is needed and any effect on timing. We will notify you of a material delay and discuss a revised timeframe or cancellation. No delivery date is guaranteed by the current preview pages. One revision within the original agreed scope is included; other changes require a separate quote and your approval.
7 Cancellation, refunds and corrections
For cancellations and refunds, contact S2E at billing@scope2estimate.com. To report an estimating error, contact estimates@scope2estimate.com. If you cancel before estimating work starts, the estimating fee will be refunded in full. If you cancel after work starts, S2E may retain a reasonable amount for work actually completed and will explain that amount; any unearned balance will be refunded. If S2E cannot provide the agreed service, the fee for the undelivered service will be refunded. Duplicate or erroneous charges will be corrected. Applicable consumer rights remain unaffected.
After the agreed report is delivered, a difference between a contractor's quote and the preliminary estimate, or a decision not to build, does not by itself mean the estimating service was not delivered. Notify us of an error or missing agreed deliverable so that we can investigate and correct it. This provision does not waive rights concerning defective services, misleading representations or refunds required by law.
8 Use of the report and project data
You may use the paid report to plan your identified project and share it with your chosen professionals for that project. Do not describe it as a contractor's binding offer or a professional design approval. Project information and photos are handled under our Privacy Policy. Requesting a trade partner review may require sharing relevant project information with that partner as described in the service and privacy disclosures. Purchasing an estimate does not itself consent to unrelated advertising or authorize public use of your photos.
9 Updates and acceptance
Before payment you must affirmatively accept these Terms & Conditions and acknowledge that you are buying estimating services, S2E is not your contractor, and no contractor is obligated to honor the preliminary construction amount. The terms version accepted for an order applies to that order; later changes do not silently replace it. Any material scope or fee change requires your approval. These terms do not waive rights that applicable law does not permit to be waived.
